What can I build, and will I need planning permission?
The first step is to understand your property or site, what you want to achieve and the planning considerations that could affect the project.
We review the existing building, site access, neighbouring properties, planning policy and any Green Belt, conservation area or heritage constraints. We can then explain what may be possible and identify the most appropriate planning route.
Some projects may fall within permitted development rights, while others may require planning permission, prior approval, listed building consent or approval for a change of use. Planning permission can never be guaranteed, but a carefully researched, policy-aware design can reduce avoidable risk and give an application a stronger foundation.
How much will my architect and building project cost?
Architect fees and construction costs depend on the scale, complexity and condition of the property, the level of service required and the type of approvals involved.
Construction costs can also be affected by structural alterations, material choices, site access, specification, energy-performance requirements and the availability of contractors.
Following an initial discussion, we define the architectural services required and provide a clear fee proposal. We also encourage clients to consider construction budgets early so that design ambition, priorities and available investment can be tested together. The cost becomes more reliable as the brief and design information are developed.
How long will the design, planning and construction process take?
The programme depends on the size and complexity of the project, the surveys required, the planning route, consultant input, client decisions, procurement and contractor availability.
A straightforward residential alteration will generally follow a different programme from a new-build home, listed-building project or mixed-use development. Planning authorities and other statutory bodies also work to their own assessment periods.
At the beginning of the project, we identify the principal stages and establish realistic milestones. The programme can then be reviewed as the design develops. Allowing sufficient time for design and technical coordination usually reduces late changes and avoidable problems during construction.
